General

As you will find, this house was built with high quality materials - goodness, the shower doors alone incurred $4,000 in costs. For the past 2 years, the owner has been working nearly non stop on further improvements , moreover, spending non stop (thousands of dollars for plants, thousands more for white beach sand, and this doesn't even begin to scratch the surface) taking this home to a new level; with upgrades, renovations and many special touches, using all top of the line materials. The result... a home, a true home, with a resort style atmosphere, without the hassle or expense of traveling, and to top it off, you have it all to yourself. Although impossible to list everything regarding the home, we have provided you with a substantial amount of detail on this website, in anticipation of answering any questions you may have, in hopes of giving you a better picture of what this home is truly made of and what it has to offer. Roof

White metal roof - 26 ga. Kynar 500 finish, screw down, Boston hip roof (affords insurance discounts) - 20 year warranty (white roof keeps house cooler in summer).

Siding

Vinyl siding, soffit & aluminum fascia trim; .44 grade, grey with white trim

Trim/Doors/Windows

White vinyl Shwinco impact resistant windows throughout; exterior swinging door units are Shwinco white vinyl impact resistant, insulated fiberglass; Interior: Interior door units are split jamb, 6-panel masonite with 2 1/4" paint grade casings; all interior doors have Topaz lever oil-rubbed bronze handles; pocket doors have extra wide opening, to prevent jambing, as often happens with these type of doors. Baseboards: 2nd floor 5 1/4" colonial style; 3rd floor 4" colonial style; crown molding in master bedroom (5 1/4") living room, dining room & kitchen (almost 4")

Flooring

New, high end Berber carpeting; ceramic tile; wood flooring. The carpet has Frothed Foam padding. This pad is a super dense urethane and is made 7/16ths inch thick. It is extremely durable, has virtually no VOCs (off gassing), reduces furniture indentations, prolongs the life of carpet better than any rebond, fiber, waffle rubber or prime foam - lasts longer than a good slab rubber padding, Also, great for clean ups - regular padding can not be cleaned under carpeting, however, this does not absorb spills, and will last longer.

Ceilings/Walls

Ceilings have stippled finish; walls-orange peel finish, with eggshell paint; main color in house is Pittsburgh Paint's (Drifting Dunes 417-3); guest room, office & accent walls in Master bath & laundry are Sherwin Williams "Roy Rogers".

Insulation

Insulation - R22 blown cellulose in walls, R-19 fiberglass @ floors, R-38 blown cellulose in accessible ceilings, and R-19 fiberglass at inaccessible ceilings; this insulation package adds hard dollars to appraisals & reduces dollars on energy); exterior walls - TYVEK vapor barrier

Stairs

Outside stair tower (kid's "fort" built into bottom of tower); inside stairs (carpeted) wrap around elevator & feature sconce designer lighting

Cabinetry

All cabinets (kitchen, bathrooms, laundry room) as well as wainscoting on kitchen island are KraftMaid brand. The wood is birch and the finish is "Porcelain Glaze". We were unsure of how KraftMaid would hold up, never having used their product. However, as you will see, they are just like new - all mechanical parts work with ease and stability, and the finish has its original finish and sheen. One perk of the porcelain glaze, it that it does not show dust, finger prints, etc - this is a very forgiving finish, but moreover, with the raised/recessed panel style, provides for a "beachy/elegant" look - and with the open floor plan, it was important that the cabinetry have more of a finished look.

Driveway

Prestressed 38' concrete pilings/girders; almost 23' to 2nd floor, remainder of pilings underground. Slab foundation

Carport/Porch

1,094 sq ft carport, Kool-crete surface covers entire area; louvered wall on east side of house (could close in area completely); owner utilizes carport at present for (1) car, and the remainder of the space for patio/porch . Tropical gazebo adorns porch by front door, adirondack chairs & table are situated where the driveway meets the house (beautiful sailboat on wall); glass table & chairs provide for additional seating in front of door (beautiful view of pineapple patch and an amazing piece of driftwood - took 4, very 'happy' guys to move it)

Decking

1222 Sq ft decking; 3rd level is covered & has cantilevered deck adjoining dining room/kitchen; 2nd level deck has quality screened in porch; decking continues out to stair tower, bath house and on to jacuzzi; child's fort is found under stair tower. With this much decking, it's easy to find a spot in which to watch the sunrise/set or as we often enjoy, the moonrise/set.

Additional Features

HVAC

HVAC system 14 seer Amana; larger unit for 3rd floor, separate unit & thermostat for 2nd floor - units by Goodman Mfg Co; high performance, permanent, Breeth-Eze filters - removes up to 95% of the dust, pollen, mold, mildew, fungus, animal dander & other airborne contaminants. Breathe-Eze filters are constructed with a multi stage filter component design. These different components have an inherent electrostatic charge. As air passes thru the material, the static charges are increased - the filter attracts & holds the contaminates until the filter is cleaned. The filters themselves just need to be washed with a garden hose & nozzle once a month.

Termite Protection

During construction, the house was treated with BORA-CARE® a non toxic treatment which offers an innovative approach for the control and elimination of termites. BORA-CARE® is designed to treat the termites' food source - wood and other cellulosic materials. Upon application to bare wood, it rapidly penetrates and eliminates active infestations of termites, as well as beetles, carpenter ants and decaying fungi. In addition, BORA-CARE® provides long term protection (up to 40 years)against future infestations. It has 2 distinct functions, 1st - it controls infestations of wood boring insects; 2nd - it prevents decay in those areas which may get wet. The termite contract is with Terminix and is transferrable to a new owner.

Water

City water; private septic tank septic which is typical for neighborhood, not considered adverse (city sewer available) - but sandy loom soil makes for optimal drain field

Toilets

All (4) toilets are white, Kohler - Clas 5 flushing system; can be adjusted to use either 1.4 or 1.6 gallons of water for each flush. Exceeds ASME performance standards for low-consumption toilets. Kohler "Comfort Height Design" provides for added comfort.

Smoke Alarms

Whole-house Firex electric smoke alarm system - battery back up - 120V AC Ionization - ionization type alarms are generally more effective at detecting fast, flaming fires which consume combustible materials rapidly & spread quickly.

Doorbell/Intercom system

Doorbell fon brand intercom system - answer your door from your telephone - this was the simplest, and most economical intercom system on the market at the time. It just connects to one incoming line & one door-station (a 2nd door station may be added). So, basically, when someone rings the door bell, the phone rings its own distinct ring (if on the line, it comes thru like call waiting) answer it, and you are speaking to whomever is at the front door - super convenient! Also, most full blown intercom systems on the market at the time, did not have a good track record for functioning over a long term period.

Security System

Whole house, pre-wired, security system/burglar alarm. Ademco cpu master control panel, (2) custom deluxe keypads w/police, medical, fire,etc. Indoor/outdoor color surveillance camera: weatherproof, day/night vision, high resolution, IR illuminator, low lux 3.6mm (viewable at living room tv & theater room tv), camera modulator, interior siren & exterior siren, digital communicator, digital transformer, battery back up. Annunciators in carport & on outside stair tower - 'announces' the fact that someone is walking in a specific area (40lb pet immune) with a "dinging" sound - each area has it own unique sound as well - does not alert the person walking around, basically just announces that someone is there. Although, raccoons have been the only masked burglars around here.
